For the first time in a while, Maui condo buyers may be able to take a breath.
There are more properties to consider, some prices have adjusted, and buyers often have more room to ask questions and negotiate than they did during the fast-paced market of a few years ago.
So, is now a good time to buy a condo on Maui?
The honest answer is: it could be—depending on the property and your goals.
Buyers May Have More Breathing Room
Maui’s condo market has shifted. Many properties are taking longer to sell, and sellers are becoming more realistic about pricing.
That does not mean every condo is a deal. Maui is made up of many different communities, and each one has its own pricing, amenities, maintenance fees, rental rules and market conditions.
However, buyers may now have more time to compare options, review the details and make a thoughtful decision without feeling pressured to immediately compete.
There May Be Opportunities at Different Price Points
Condos can offer a more approachable path to Maui ownership than a single-family home.
Depending on the location and complex, buyers may find options for:
- A primary residence
- A second home
- A long-term rental
- A vacation property where legally permitted
- A lower-maintenance island lifestyle
Some of the best opportunities are not necessarily the most glamorous listings. A well-priced condo in a solid community may offer greater value than a beautifully staged unit with high fees or upcoming assessments.
The goal is not simply to find the lowest price. It is to find the best overall fit.
Do Your Homework Before Falling in Love
Maui condo ownership comes with details that should never be overlooked.
Before buying, review:
- Monthly maintenance fees
- Association reserves and financial health
- Insurance coverage
- Current or upcoming special assessments
- Rental and pet policies
- Zoning and permitted use
- Recent meeting minutes
- Building condition and planned repairs
- Financing requirements
A condo can look like an incredible deal based on the asking price but become much less attractive once the monthly costs or future repairs are considered.
On the other hand, a slightly more expensive property with a healthy association and strong reserves may be the smarter long-term purchase.
Waiting for the “Perfect” Market Can Be Tricky
It is tempting to wait for prices or interest rates to drop further. The problem is that no one can predict the exact bottom of a market.
If rates fall, buyer demand may increase. If a particularly desirable condo is priced well, it may still sell quickly. Waiting can make sense, but so can moving forward when the right property appears.
The better question may be:
Is this the right condo, at the right price, for my budget and long-term plans?

For buyers who are financially prepared, plan to hold the property for several years and complete careful due diligence, this market may offer opportunities that were harder to find a few years ago.
There may be more selection, more negotiating room and less pressure—but buyers still need to be thoughtful.
