Maui Real Estate Market Update: Fall 2026 — What Buyers & Sellers Need to Know

If you’ve been watching the Maui real estate market this year, you’ve probably noticed a shift.

There are more choices for buyers, properties are taking longer to sell, and pricing has become increasingly important. But that doesn’t mean the Maui market has stopped moving. In fact, buyers are still purchasing — they’re simply being more selective.

As we head into fall, here’s a look at what’s happening across Maui and what it may mean if you’re thinking about buying or selling.

Maui Real Estate by the Numbers

According to August 2026 data from the REALTORS® Association of Maui:

Single-family homes

  • 64 closed sales
  • Median sales price: $1,200,000
  • Sales increased 3.2% compared with August 2025
  • Median sales price decreased 7.9% year over year

Condominiums

  • 68 closed sales
  • Median sales price: $564,950
  • Sales increased 19.3% compared with August 2025
  • Median sales price decreased 13.1% year over year

One thing I always remind my clients is that Maui is not one single market. Wailea, Kihei, Makena, Upcountry, West Maui and Central Maui can behave very differently — and even two condo complexes across the street from each other can have completely different market conditions.

That's why island-wide statistics are helpful, but they don't tell the entire story.

What I'm Seeing in the Market Right Now

From what I'm experiencing firsthand with my buyers and sellers, buyers have more leverage than they have had in recent years.

We're seeing price reductions, longer days on market and sellers who are more willing to negotiate when presented with a strong, qualified buyer.

That can mean opportunities to negotiate on price, credits, repairs or other terms depending on the property and the seller's situation.

But buyers shouldn't assume that every property is automatically a bargain.

Well-priced homes and condos in desirable locations can still attract serious interest. The biggest advantage buyers have right now is choice. They have more time to compare properties, look closely at the numbers and make thoughtful decisions rather than feeling pressured to jump at the first opportunity.

Maui's Condo Market Is Especially Interesting

The condo market continues to be one of the biggest conversations in Maui real estate.

Prices have adjusted, inventory remains elevated, and the changing landscape surrounding short-term vacation rentals and zoning has added another layer for both owners and buyers.

At the same time, condos are still selling.

August condo sales were actually higher than they were a year ago, even though the median sales price declined. That tells us buyers haven't disappeared. They're responding when the property, price and circumstances make sense.

For buyers who have been waiting on the sidelines, this can create opportunities that simply weren't available during the extremely competitive market of a few years ago.

The key is understanding exactly what you're buying — particularly when it comes to zoning, vacation-rental eligibility, HOA financials, insurance, financing and future use.

What This Means for Maui Buyers

If you're considering buying on Maui, I believe this is a market where preparation matters more than trying to perfectly time the bottom.

Know your budget. Get your financing or proof of funds ready. Understand the specific neighborhood or condo complex you're considering. Then watch for the right opportunity.

When one appears, you'll be in a much stronger position to negotiate intelligently.

And don't be afraid to look at properties that have been sitting on the market or have already had price reductions. Sometimes that's exactly where an opportunity begins.

What This Means for Maui Sellers

For sellers, the strategy has changed.

The days of simply putting a property on the market at an ambitious price and expecting buyers to compete for it are not today's reality in many segments of Maui.

Pricing correctly from the beginning matters.

Buyers have access to more inventory and they're paying attention to comparable sales, condition, HOA fees, insurance costs and how long a property has been listed.

Properties that are well presented, realistically priced and marketed properly can absolutely sell in this market. But sellers need to be prepared to listen to the market and adjust when necessary.

Looking Ahead to the Rest of 2026

As we move into Maui's fall and winter season, I'll be watching inventory, pending sales, interest rates and — especially — what's happening within the condo market.

There is still uncertainty, but uncertainty can also create opportunity.

For buyers, that may mean more negotiating power and more choices.

For sellers, it means having a thoughtful pricing and marketing strategy is more important than ever.

And for both sides, the most useful information isn't necessarily what's happening across the entire island — it's what's happening in the specific neighborhood, condominium complex and price range you're considering.

Thinking About Buying or Selling on Maui?

Every property and every situation is different.

If you're considering buying or selling in Kihei, Wailea, Makena or anywhere on Maui, I'm happy to help you look at the current market, recent comparable sales and what the numbers mean for your specific situation.
